What is the most important thing you want from a real estate agent?

What can a real estate agent and broker require you to sign in a real estate deal?

I am in escrow on some property in which the seller and his real estate agent were not very forthcoming in their disclosure statements. Through a third party I found out some things about the property that are detriments (such as occassional flooding) but I am willing to overlook them and still purchase the property. I have released all my contingencies and we have a close date set.
My real estate agent happened to tell the seller’s real estate agent that we found out some of these things on the property - most importantly about the flooding - and now the selling real estate agent wants me to sign a bunch of documents listing out what I found out as if she had told me about them. I don’t want to do it - it took considerable effort for me to uncover these issues and I have already signed off on contingencies. I don’t think I need to also let her off the hook as if she had disclosed these things to me - she did not. Can the realtor force me to sign these?
I am asking if a real estate agent can legally force me to sign informal and misleading documents in order to progress with the purchase? The seller and I have already signed all legal documents as outlined in our legal contract.

How much commision do commercial real estate agent make and do they make more then residenyial agents?

If so, that would be major commision on a $40 million building and that would be a better route i would love to take.

What to expect from real estate agent for buying a property and how to find a good agent?

I am not sure what to expect from real estate agents except for they sending me bunch of email alerts - which pretty much I find on mlslistings myself.
There are couple of agents who took my email when I went for open house and they have been sending me these alterts. Are these considered my agents - or do I specifically need to tell someone and/or signup any papers indicating that they are my agents?
Pls help - thoroughly confused. Would even appreciate if you can point to relevant articles on web.

Can any real estate agent access mls listings and view houses?

If I become a real estate agent, can I register somewhere to access the full mlslistings? And am I legally allowed to go inside the houses listed there? How does the buyer pay a real estate agent?

I’ve never owned a house (or even lived in one, for that matter), so I have no idea how they get compensated. Do they make a comission on the sale, or do they get paid by the buyer? Are there consequences for a real estate agent for illegally subletting an apartment?

An apartment locator brought her daughter to lease and apartment with us. Two months later we found out that there was a different person (not the daughter) living in that apartment. This other person said she was supposed to live in that apartment and she had a written contract with the real estate agent. Why would a real estate agent not want to do business with a second party investor?

I was told that if had a few preforclosure properties that i’am trying to sell,that a real estate agent would’nt want to try and bring people to my properties… On average there would be at least 20 to 30 thousand in equity on each property… I was told that the agent would get in my way or the other way around… I don’t see how if there were contracts signed to prevent that from happening.
